Almost a year to the day from the launch of the PHMS (Portuguese Housing Market Survey, a collaboration between RICS and Confidencial Imobiliário), the survey starts coverage of the residential rental markets.

While sentiment continues to fall in the Portuguese residential market, agents report much improved activity in a new business service line: that of residential rentals. Overall all agents throughout the country report a sharp rise in rental transactions but also a sharp decline in prices. Declines are consistent throughout the country, but stronger in the Algarve, where at the same time, the number of rental transactions are expected to increase at a faster rate.
